The Shift to Electronic Listing Verification (EİDS)

Starting February 1, 2026, the Alanya real estate market will undergo a major digital transformation. The Ministry of Trade is officially launching the Electronic Listing Verification System (EİDS). This new regulation is designed to protect buyers from fraud, eliminate price manipulation, and ensure that every property listing online is legitimate and authorized.

How the New System Works

The days of unverified "For Sale" posts are over. Under the EİDS mandate:

• Owner Authorization: Property owners must now log into their e-Government (e-Devlet) portal to officially authorize a real estate agency to market their property.

• 3-Month Validity: Authorizations are granted for a minimum of three months. However, owners retain full control and can revoke this permission at any time via the portal.

• Verified Listings Only: Major listing portals will only allow ads that carry the official "EİDS Verified" seal. If an agent cannot prove e-Government authorization, the listing will be blocked.

Eliminating "Illegal Agents"

A primary goal of this legislation is to remove unlicensed individuals—often referred to as "ayakçı" or illegal agents—from the sector. By requiring a digital link between the owner and a licensed professional, the system ensures that buyers are only dealing with registered, tax-paying, and accountable businesses.
