2. Real Estate Listings and Pricing
Price Fluctuations: Property prices in Turkey are subject to frequent changes due to inflation and exchange rate volatility. Prices displayed on this website are set by developers or individual sellers and may be updated without prior notice.

Verification: All property details, including square meters (m²), floor plans, and amenities, are provided as a guide. We strongly recommend a physical viewing and a formal technical inspection before purchase.

E-Devlet Authorization: In accordance with the 2026 Turkish Real Estate Regulations, all listings displayed by Easy Apart Alanya are authorized by property owners via the Electronic Ad Verification System (EİDS).

3. Immigration and Residency Disclaimer
$200,000 Threshold: Information regarding the $200,000 USD residency threshold and "Open/Closed" neighborhoods is based on current circulars from the Presidency of Migration Management (Göç İdaresi).

No Guarantee: Easy Apart Alanya does not guarantee the approval or renewal of any residence permit or citizenship application. These decisions are made solely at the discretion of the Turkish government authorities.

Legal Counsel: We are real estate consultants, not immigration lawyers. We officially recommend that all clients seek independent legal advice from a licensed Turkish attorney for all residency and citizenship processes.

4. Financial and Tax Liability
Transaction Costs: Buyers should be aware of additional costs, including the 4% Title Deed (Tapu) fee, revolving fund fees, and potential Capital Gains Tax.

Official Valuation: Since January 2026, it is strictly prohibited to register a property transaction for a value lower than the official municipality valuation (Rayiç Bedel). Easy Apart Alanya does not facilitate "under-declaration" of property values.

5. Limitation of Liability
In no event will Easy Apart Alanya be liable for any loss or damage including without limitation, indirect or consequential loss or damage, or any loss or damage whatsoever arising from loss of data or profits arising out of, or in connection with, the use of this website.
