Strategy A
The 90/180 Day Rolling Cycle- The Split-Winter Strategy
(For EU/Scandinavian Citizens)
-
How it works: Passports from Sweden, Finland, Germany, etc., allow tourists to stay in Turkey for 90 days within any 180-day period visa-free.
-
The 6-Month Hack: To get 180 days (approx. 6 months) total without an İkamet, a client can stay for 90 days, leave Turkey for 90 days (e.g., go back home for Christmas or visit Greece), and then return for another 90 days.
-
Who it’s for: Pensioners or remote workers who don’t mind splitting their winter into two blocks (e.g., Oct–Dec in Alanya, Jan–March back home, April–June in Alanya).
Strategy B
The E-Visa Extension / (For specific nationalities)
You cannot get a standard "6-month tourist visa" for Turkey — the maximum tourist visa or e-Visa granted is for 90 days within a 180-day period.
However, yes, it is absolutely possible to stay in Alanya for 6 months. To do this, you must legally extend your time by applying for a Short-Term Residence Permit (Kısa Dönem İkamet İzni).
Here is how the process works:
1.Enter Turkey on a standard visa:Up to 90 days.
Depending on your nationality, you will enter Turkey either visa-free or with an e-Visa (usually valid for 30 to 90 days). You must physically be inside the country to begin the residency process.
2.Apply online via e-Ikamet:Must be completed before your visa expires.
Submit an application for a Short-Term Residence Permit on the official Directorate General of Migration Management website (e-ikamet.goc.gov.tr). You must submit this form while your current tourist visa is still legally valid.
3.Gather required documents:
Prepare your physical paperwork while waiting for your appointment date.
The standard requirements include:
-
Valid Passport: Must be valid for at least 60 days beyond your requested stay (e.g., at least 8 months of validity for a 6-month permit).
-
Proof of Address: A notarized rental contract for a property in Alanya, or a property title deed (Tapu) if you are an owner.
-
Health Insurance: A Turkish private health insurance policy covering the full duration of your stay.
-
Financial Proof: Bank statements proving you can support yourself financially during your stay (the standard requirement is roughly 1.5x the Turkish minimum wage per month).
-
Photos: Four biometric photos with a white background taken within the last six months.
4.Attend your local appointment:Alanya Göç İdaresi.
Take your physical documents to your scheduled appointment at the Alanya District Directorate of Migration Management. Once approved, your physical residence card will be mailed to your Alanya address via the PTT post office.
Key Constraints to Keep in Mind
-
Prime Locations Open for Residency: You are completely safe with us. We are thrilled to announce that as of June 2026, the migration authorities have officially reopened key districts! In addition to our central properties in Kleopatra, Oba, and Tosmur, we can now offer fully compliant, İkamet-eligible apartments in the highly sought-after coastal neighborhoods of Mahmutlar, Kestel, and Avsallar.
-
The 101+ Day Advantage (Unlocking the Best Apartments): If you plan to stay in Alanya for the winter, booking a contract of 101 days or more is your biggest advantage. Under recent Turkish regulations, rentals under 100 days are classified as short-term tourism rentals and face strict limitations. However, by booking a lease of 101+ days, your stay is officially classified as a standard residential lease. This means you bypass the complex short-term rental laws completely, allowing us to offer you a much wider selection of premium, quiet residential apartments that are legally unavailable for shorter tourist stays.
-
Overstay Penalties: Do not let your tourist visa expire before applying. Overstaying results in administrative fines and potential entry bans ranging from a few months to five years.
-
No Employment: A short-term residence permit strictly prohibits you from taking up local employment.
