Kleopatra Beach Apartment 1 - Long-Term Rental Terms
Cozy, fully furnished 65 sqm 1-bedroom apartment located just 50 meters from the world-famous Cleopatra Beach on the west side of Alanya. Fully equipped kitchen, air conditioning, solar energy, lift, and a balcony with city, mountain, and partial sea views.
Book / Reserv in advance befor you arriv in Alanya:
To reserve and lock in the apartment in advance, a reservation fee equivalent to one (1) month's rent (e.g., €400) is required. Upon arrival and contract signing, this prepaid reservation fee is applied directly toward your first month's rent.
Transparent Move-In Payments:
Advance Booking Fee: A reservation deposit equivalent to 1 month's rent is required to secure the property in advance. This amount is credited directly toward your first month's rent upon arrival.
Real Estate Commission: A standard agency service fee of one month depending the choosen aparments montly rent applies upon final lease signing at our Alanya office.
First Month's Rent: Settled upon arrival and contract execution.
Flexible Move-In Date & Advance Booking: The exact start date of the rental period depends on the tenant's planned move-in date. Tenants can reserve the property well in advance by paying the reservation fee. The formal lease agreement will be drafted, finalized, and signed at our management office upon your arrival in Alanya.
Lease Terms: Includes an option to extend the agreement upon mutual consent. An annual index adjustment based on the European inflation rate applies to multi-year contracts to ensure a fair, market-rate rent over time.
Notice Period: Includes a standard mutual notice period of three (3) months.
Security Deposit Terms:
Seasonal / Medium-Term (4–6 months): Security deposit is two (2) months' rent.
Annual / Long-Term (1 year or more): Security deposit is one (1) month's rent, payable upon arrival and key handover.
Residence Permit (İkamet) & e-Devlet Compliance:
This property is fully eligible for long-term Turkish residency permit applications. We assist you directly by registering and validating your official rental contract through the government e-Devlet portal, ensuring you have all necessary documentation for your migration or immigration appointment.

To comply with local regulations and avoid the strict penalties of short-term holiday rentals, we exclusively offer contracts of 101 days or longer. Options include 4-month medium-term, 6-month winter snowbird strategy, or 1-year standard long-term contracts.
